Barcelona
Barcelona brings together the sea, architecture and an international economy in a compact city. It is one of southern Europe’s most stable markets and one of the cities with the highest demand for medium-term rentals.
We help you buy or rent wisely in a city with its own rules: we know which neighbourhoods have more potential and which restrictions affect each type of use.
Areas we know well
Eixample
Modernist blocks, high-ceilinged flats and the Passeig de Gràcia.
Gràcia
Squares, local shops and village life inside the city.
Sant Gervasi
Uptown, quiet and residential, with schools and good transport.
Poblenou
Former factories turned into lofts and offices, near the beach.
El Born
Medieval lanes, galleries and old buildings in the centre.

Buying in Barcelona: taxes
ITP 10 %
Barcelona is in Catalonia: resale homes pay 10% transfer tax (ITP) up to €600,000, with higher rates above that. New builds pay 10% VAT plus stamp duty (AJD). Add around 1%–2% for notary, land registry and administration.

Is now a good time to buy in Barcelona?
Barcelona has limited supply and steady demand, which protects value in the long run. What matters is the neighbourhood and the condition of the building, which we check with you.
Can I let it as a holiday rental?
Not for new purchases: the city council has announced it will not renew existing tourist-flat licences from 2028. There is, however, strong demand for seasonal and long-term rentals.
