Buying from abroad

Buy in Spain without being in Spain.

Most of our buyers live in another country. This is how it works, step by step.

We guide you through the NIE, the bank account and, if needed, a power of attorney signed in your country.

Practical guide

What people ask us most

General information only. Every transaction is reviewed by a professional before signing.

What is the NIE and how do I get one?

It is the foreigner identification number you need to buy, sign a contract or set up utilities. You apply in Spain, by appointment at an immigration office or police station, or from home at a Spanish consulate. We point you to the quickest route for your case.

Do I need a Spanish bank account?

For buying it is strongly advised, as notary fees, taxes and utilities are paid in Spain. For renting, a European (SEPA) account is usually enough.

What does buying cost on top of the price?

Allow an extra 10% to 13%. Resale homes pay transfer tax (ITP), set by each region; new builds pay 10% VAT plus stamp duty (AJD). Notary, land registry and administration fees come on top.

How do long-term rental contracts work?

They follow the Urban Leases Act (LAU). Tenants may extend the contract up to five years (seven if the landlord is a company), the legal deposit is one month's rent and extra guarantees may be requested.

Can I buy or rent without travelling to Spain?

Yes. We do live video viewings, handle the reservation remotely and, for purchases, you can sign through a power of attorney granted in your country.

How long does a purchase take?

With a mortgage, six to ten weeks from reservation. A cash purchase can complete in three to four weeks if the paperwork is in order.

What documents do I need to rent?

Usually a passport or ID card, proof of income or an employment contract (or enrolment if you are a student) and, in some cases, a guarantor or rent-default insurance.
